General and Booking Terms for Holiday Home "Joie de Vivre" - 28May2026.

               (HOW DOES IT WORK VIA THE LINKED BOOKING SITES?)

1. Definitions

Landlord: RRJ Herfkens, based in Dreischor.

Accommodation: the holiday home as offered on the website.

Tenant: the person who makes the booking and is responsible for all co-guests.

Stay: the agreed rental period.

2. Conclusion of the Booking

A booking is concluded once the landlord has confirmed the reservation in writing or by email.

The tenant receives a booking confirmation with the rental price, additional costs and payment terms.

The tenant must be at least 18 years old.

3. Payment

Upon booking, a first instalment of 40% of the total rental amount is due to be paid immediately (<48hrs) after the reservation has been confirmed in writing.

The final instalment of 60% by the tenant must be paid at least 6 weeks before the start of the rental period. 

For bookings made within 6 weeks of the start of the rental period, the full amount must be paid immediately (<48hrs).

If payment(s) are not received, the landlord has the right to cancel the booking immediately, and any amounts already paid will not be refunded to the potential tenant.

4. Security Deposit

The tenant pays a security deposit of € 500. The deposit is included in the rental amount.

The deposit will be refunded within 7 days after departure, provided no damage, missing items or additional cleaning costs have been identified.

Any damage will be deducted from the deposit.

5. Arrival and Departure

Check-in from 17:00.

Check-out by 09:30 at the latest.

Deviations are only possible after prior coordination.

In case of extreme heat

During periods of extreme heat, additional measures may be necessary in France to protect people working outdoors or in hot spaces.

When an official heat warning applies to the Dordogne (from yellow code issued by Météo France) and it is necessary for the cleaning staff to start earlier, the check-out time can be advanced from 09.30 to 08.30 at the latest. This allows them to prepare the house safely before the hottest hours of the day for the next guests. Our garden maintenance and pool staff will also, if necessary, start before check-out time to carry out their work safely.

Our staff follows all regulations and any tightening of local authorities. Not only in case of extreme heat but also when their safety and/or health may be at risk for other reasons.

6. Use of the Accommodation

The accommodation may only be used by the number of people specified in the booking.

Parties, events and commercial activities are not permitted without written permission.

The tenant should behave as a good father of the family and take into account the neighbours.

Smoking is not allowed.

1 Dog is allowed, multiple dogs only after written permission from the landlord.

7. Damage and Liability

The tenant is liable for damage caused by themselves, co-guests or visitors.

The landlord is not liable for loss, theft or damage to the tenant's property.

Use of the accommodation and any facilities is at the tenant's own risk. In addition, some safety rules have been drawn up for the use of the swimming pool. 

8. Complaints

Complaints and/or damage should be reported immediately upon arrival and/or during the stay (in writing and with photos in case of damage) so that an appropriate solution can be found. By email rob.herfkens@icloud.com.

9. Force Majeure

Force majeure refers to any situation beyond the reasonable control of the landlord, including natural disasters, government and/or regional measures, power cuts, pandemics and other unforeseen circumstances. In such cases, the landlord cannot be held liable.

10. Privacy

Personal data is only used for processing reservations and communication related to the stay, in accordance with applicable privacy legislation in France and the Netherlands. See privacy policy.

11. Applicable Law and Disputes

French law applies to this agreement.

Disputes arising from this agreement will be submitted to the competent court of the arrondissement where the accommodation is located, unless mandatory consumer laws provide otherwise.

If a provision of these terms proves to be invalid, the remaining provisions remain in full force and effect.

12. Tourist Tax (Taxe de Séjour)

The tenant owes tourist tax in accordance with the applicable regulations of the municipality where the accommodation is located.

The tourist tax is included in the rental price.

Changes in local tax rates may be passed on to the tenant.

13. Compulsory Guest Registration

The tenant is responsible for providing correct data of all guests to comply with French legal obligations or local regulations.

15. Swimming Pool and Outdoor Facilities (if applicable)

Use of the swimming pool, playground equipment and other facilities is entirely at the tenant's own risk.

Parents or supervisors are always responsible for supervising minor guests.

The tenant should strictly follow the safety regulations present in or near the accommodation. See also the attached swimming pool safety rules as stated in "house rules".
